Who it is for

People who want a sequence of decisions, not a speech about products. Often a shopkeeper nearing a lease renewal, a couple looking at land they already hold, or an adult child sitting with a parent. The person who will live with the decision should be in the room or should send their view in writing.

What you leave with

A written sequence of what stays as it is, what will be reviewed, and the month of that review. The page names who decides. A will is prepared by a lawyer. A title transfer is prepared at the land office. The letter names that step when it is the one the household needs.

Included in the fee

  • Eighty minutes with Pimchanok Rattanakul.
  • A reading of the shop, land notes, or savings the household chooses to bring.
  • A short list of dates and the name beside each decision.
  • A letter in Thai within ten days. A Malay summary is added when requested.

Work that stays with others

  • Wills and title transfers are prepared by a lawyer or the land office.
  • Selling the shophouse, the land, or a fund is the household's later act, with the right office.
  • Care arrangements that need a doctor stay with the clinic.

How the hour proceeds

  1. Say the decision you think you want

    Many people arrive expecting to be told to sell. We write that sentence down, then ask what a slow month earns and what you still want to do yourself.

  2. Name who decides

    Relatives may have opinions. The sheet still carries one name per decision, the person whose signature or daily work makes it real.

  3. Pick the review month

    A choice to keep the shop through one more Songkran needs a month when you will look again. We put that date in the letter.

What to bring

Bring the lease, the land papers you are willing to show, and a note of what the shop or the land earned in a slow month. If a niece, spouse, or child is part of the decision, bring them or bring a sentence from them.

Limits of this appointment

One household. We will not guess a value for land or a shop from a story. If the paper is missing, the letter says the figure is unknown. The appointment is scheduled in advance.

The fee

3,400 THB. Per household. The 1,000 THB deposit holds the date and is credited to the fee. Travel outside Amphoe Waeng is quoted before a date is held. The fee schedule lists the deposit and a second sitting for incomplete papers. Cancellations are set out on the refund page.
